What affects the price
Seven things account for almost all the variation between one quote and another.
Size of the property
The obvious one, though bathrooms matter more than bedrooms. A bathroom takes far longer than a bedroom of the same floor area, so a three-bedroom, two-bathroom house is a bigger job than the bedroom count suggests.
Type of clean
A regular maintenance clean, a one-off deep clean and an end-of-lease clean are three different jobs. A vacate clean includes ovens, inside cupboards, window tracks and walls, and can take several times as long as a regular visit to the same house.
How long since the last clean
A house cleaned fortnightly stays on top of itself. One that hasn't been done properly in a year needs a heavier first clean to get to a baseline - after which the ongoing visits settle down.
How often we come
Regular work costs less per visit than a one-off, because the house never gets far from where we left it. Weekly is usually the lowest per-visit rate, fortnightly close behind.
Condition and contents
Clutter slows a clean down more than dirt does - surfaces have to be cleared before they can be cleaned. Pets, heavy mould, built-up grease or a property mid-renovation all add time too.
Extras
Things like interior oven cleaning, exterior windows, linen supply for short-stay changeovers, or restocking consumables sit outside a standard clean and are quoted on top.

Straightforward parking and easy access keep costs down. Steep driveways, stairs, or a narrow window between a guest checkout and the next check-in all affect how long a job realistically takes.
